We worked closely with the landlord's project team to ensure, where possible, full recovery of the cost of the dilapidation items could be achieved where they were undertaken or formed part of any enhancement works. Following an initial assessment of the likely claim, there was pressure to achieve the level of settlement that we had provided to the client.  

We were pleased to achieve above the settlement amount, saving the client money which could go towards the capital expenditure items.  Settlement achieved was £9 per sq ft, which was 71% of the original claim.
