How we met the objective

The landlord intended to take occupation of the premises on expiry and served dilapidations schedules eight months in advance. While our client sought to agree a financial settlement, the landlord required the tenant to complete the works.

Squarebrook carried out detailed inspections, specified and tendered the works and successfully delivered them before lease expiry. This avoided a loss of rent claim and allowed our client to retain control of both scope and cost, achieving an actual spend of £44 per sq ft compared to over £65 per sq ft claimed. We also successfully defended significant residual claims pursued by the landlord after the end of the term, securing a strong overall outcome for the client.
