How we met the objective

Using our long-established relationships and local market insight, we identified 13–17 Fitzroy Street - a 92,669 sq ft corner building with vacant possession, prominently located at the junction of Fitzroy and Howland Streets, close to the BT Tower.

The property benefited from existing planning consent to add two additional floors and terraces, offering the potential to increase total floor area to approximately 96,629 sq ft. The building, last refurbished in 2003, presented a compelling repositioning opportunity.

We led early-stage due diligence and supported our client through a highly competitive bid process. Our role included assisting in negotiations, coordinating with DWS and their advisory team and working closely with the Development Manager to refine design and specification proposals with leasing strategy in mind.

We successfully acquired the building for £92m, below the quoting price. This was a well-timed purchase of a strategic West End asset with clear potential for value creation through thoughtful redevelopment.
